Recommendation:

We recommend Zillow.com because it potentially benefits real estate consumers with highly accurate MLS data and home value estimates. Real Estate Agents don't have to pay Zillow.com to participate if they don't want to.

Downside:

Zillow.com does not immediately identify how Real Estate Agent search results are compiled in the Terms of Service, but it states elsewhere on its web site that Real Estate Agents that sign-up for their Premier Agent program "get in front of buyers and sellers in the largest online real estate network." This fact ultimately means that Real Estate Agent recommendations provided to real estate consumers by Zillow.com are, at least partially, biased. Those Agents that pay Zillow.com for Premier Agent accounts consistently show up first in their search results without a clear indication of Premier status. The overall accuracy of MLS data and home value estimates certainly makes up for this bias, however, users should be aware of this drawback when using Zillow.com to search for a local Real Estate Agent.

Zillow.com Review:

With an arrival of online MLS-sourced databases of real estate properties across the United States, something else came hand-in-hand – best Real Estate Agent suggestions. Today, most consumers ready to buy or sell real estate begin their search on the Internet. This is a logical first step that can help identify similar properties, pricing budget to help make the correct decision about buying or selling real estate. Zillow.com is one of the main and most well-known sources of such information.


Zillow.com analyzes property values, aggregates data and displays results that make sense to seasoned real estate professionals as well as newbie Home Buyers and Home Sellers. As part of its business strategy Zillow.com also tempts real estate consumers with local Real Estate Agent recommendations as well. It would seem that such recommendations are compiled and sorted just as well as the aggregate property data, but are they?


Zillow.com would most likely say that they provide the best Real Estate Agent recommendations, after all, these are based on user reviews and recent listings. However, with more detailed observation, such results are not entirely impartial. Zillow.com does not immediately identify how Real Estate search results are compiled in its Terms of Service, but it states on its web site that Real Estate Agents that sign-up for their Premier Agent program "get in front of buyers and sellers in the largest online real estate network." This fact ultimately means that recommendations provided to real estate consumers by Zillow.com are, in some sense, biased because those agencies that pay for Premier Agent program always show up first in their search results. Thus, an agency at the top may or may not be the best choice, yet Zillow.com implies to its users that it is.


This issue could be easily avoided if Zillow.com begins to simply identify such Real Estate Agents Premier Agent partners, however, it doesn't. The question is then - why? The most likely explanation is that Zillow.com doesn't want to broadcast the Premier Agent status of its Agents, because this information may be viewed negatively by the user.


Zillow has done this for years to US real estate consumers with very successful results since its IPO in 2011, but it is not the only tech company to do so. The trend of promoting select agencies based on fees became wide-spread with real estate online FinTech industry since its inception.


Undeniably, Zillow.com, has a great wealth of aggregate MLS property information, an easy-to-use interface, valuable neighborhood information, excellent user reviews and a wide array of real estate-related services, articles and forums.


Zillow is one of the top real estate platforms in the United States and will likely remain there with acquisitions of Trulia.com, Streeteasy.com and RealEstate.com “mirror” platforms. The chances are that a consumer either buying or selling a home uses Zillow.com platform, or one of its affiliates as part of their real estate transaction experience.
